Is this a timeshare?

We are creating a small community of members that will enjoy the property with co-founder benefits. Because of all the benefits you and your family will enjoy we don’t consider this membership a timeshare. All year round your family will be able to use the facilities, reserve the courtyard for private events, access the pool and the hiking trails with no extra fees. Furthermore, spending all your nights within the first  twelve years will continue to enjoy the same amenities.

How is my investment secured?

Your investment is guaranteed through a legal contract that stipulates the terms and conditions of the membership. The legal framework that regulates lodging with amenities and common use areas at the federal level is the Official Mexican NORMA NOM-029-SCFI-2010. For legal purposes, our contract is supported by the laws of the United Mexican States.

May I purchase more nights per year?

Yes, you may purchase up to 700 nights. To make it simple we call each 175 nights a “ticket”. Each ticket costs $20,000 and the maximum number of tickets available to purchase by household is 4.

May I rent my available nights to make extra income?

The member may request to our management team to offer the rooms to the general public for rental. The member will be able to obtain income from the rentals, the higher the rate the higher the income for the member. Rental rates will be at market prices published by Taelum on our website. Our management  team will charge a management fee.

Is there a return on investment ROI?

There are three ways a member may obtain a return on the investment.

1. Buy now and sell later

Buy now at $20,000 dlls and sell your membership when increases in value. Previous memberships were sold for $15,000 dlls and now the market value is $20,000. We estimate the value of the membership will increase to up to $30,000 dlls when the project is completed. 

2. Rent your room nights to resort guests

Your current rate is $114 dlls per night. We estimate the rates will be in the $200-$500 range per night. As you know, prices increase within time. Rental rates will be at market prices published by Taelum on our website. Our management  team will charge a 20% management fee. 

3. Recover the investment in the 5th year

The member will be able to recover the $20,000 dlls investment in the 5th year after having enjoyed all the amenities . That means the member will be have enjoyed for free the amenities and up to 28 nights valued at $5,600 dlls (at minimum rate ).

Is it possible to have my own vineyard in Mexico?

At Taelum we can make it happen. We have our own vineyards and can make your dream come true for a fraction of the cost. Some of the benefits are that there is no need to purchase land, our  team will take care of the plantation and you can choose the grape varietal for red and white wines.
